Terms
AQ Rent property rental platform — Last updated: 30 October 2026
Welcome to AQ Rent. These terms govern your use of our platform and explain openly how we work and what is expected of you and of us. By using or registering on the platform you agree to be bound by these terms; if you do not agree, please do not use the platform.
- The service and the operator AQ Rent is an online platform that markets property units for long-term rent: residential, administrative, commercial and medical. The legal entity operating the platform is "AQ Rent by Nile Axiom". The platform is a property intermediary and marketer. It is not a party to the lease, and it does not hold or manage any deposit, down payment or rent between the parties. Contact details are not exchanged between owner and tenant before the contract except through the platform, and the parties are coordinated through its representatives. Listings are currently limited to units in the governorates of Cairo and Giza, in all their areas, with a minimum rent of EGP 10,000 per month.
- Eligibility and registration To use the platform's services, a user must be at least 21 years old and legally able to contract. Units can be browsed without registering. Registration is required to request a viewing, add a unit or get in touch, and is done with a Google, Apple or Facebook account or by email. The user's mobile number is verified by a call from a platform representative. Consents on the platform are given electronically by ticking a box; the time of each consent is recorded and a copy is sent to the user. In addition, a paper commission agreement may be signed by the owner and by the tenant at the first viewing, and the tenant's agreement includes a record of every unit they viewed. Users must keep their data accurate and up to date and keep their account confidential, and they are responsible for any use made of it. The platform may refuse or suspend any account whose data is incomplete or proven false, or that does not comply with any of these terms or with the platform's instructions.
- Identity verification Owner: may add a unit without uploading documents, and may be asked for a copy of the ID card and the ownership contract at the viewing or when the deal is concluded. Preliminary contracts are accepted, as are ownership contracts in the name of a first-degree relative, provided a copy of that relative's ID card is given. Independent broker: a copy of the ID card and proof of previous work, such as an invoice, a claim, a commission cheque, a previous contract or similar. Compound managements register with this type of account in the name of their manager. Company: commercial register, tax card, the owner's ID card, and the e-invoicing registration certificate when the platform requests it according to the company's situation. Tenant: must upload an identity document before the first viewing: national ID card, driving licence, passport, university ID or residence permit. The platform may request additional documents where the law requires it.
- Owners Listing units is free for owners, with no limit on the number of units, provided the monthly rent of the unit is at least EGP 10,000. The platform's commission from the owner is half (1/2) a month of the actual monthly rent in the signed contract, not the listed price, and is due only when an actual lease is concluded. The commission includes 14% value added tax. No commission is due on renewing the contract for the same unit with the same tenant, however long the term. Marketing through the platform is not exclusive, and the owner may list the unit anywhere else. Protection period: the owner may not contract for the unit with any tenant who viewed it through the platform except through the platform, for 3 months from the date of the viewing. When the unit's status is set to "Rented", the owner must send a copy of the lease, and the account is suspended until it is sent, where the unit was rented outside the platform.
- Tenants and viewing fees The platform's commission from the tenant is half (1/2) a month of the actual monthly rent in the signed contract, including 14% value added tax, and is due when an actual lease is concluded. Viewing fees are charged per visit, not per unit. The first two visits are completely free, whatever the number of units shown in them, and viewing the same unit again is free. The third visit costs EGP 200, the fourth EGP 400 and the fifth EGP 600, paid in advance by InstaPay or bank transfer before the appointment is confirmed. After 5 visits, the platform's management decides whether to allow more visits or stop viewings. If the tenant does not attend a viewing without notice at least 24 hours before the appointment, it counts as a visit, and its fee is not refunded if paid. Paid viewing fees are deducted in full from the tenant's commission when the contract is concluded, and if they exceed the commission, the difference is refunded to the tenant. The fees are not refunded if no contract is concluded. If the owner cancels a paid viewing, its fee is refunded to the tenant by the same payment method within 24 hours. Protection period: by submitting a viewing request, you agree not to contract for any unit you viewed through the platform except through the platform, for 3 months from the date you viewed it.
- Cancelling the lease after signing If the lease between owner and tenant is cancelled within 7 days of signing, only the harmed party, meaning the party that did not cause the cancellation, may recover the commission it paid to the platform, less 40% representing the taxes and the operating and administrative costs the platform incurred in the deal. The party that caused the cancellation or withdrew from the contract may not recover any amount. A refund request must include proof of the cancellation and its reason, and the refund is made by the same payment method after the request is reviewed. After 7 days from signing, the commission is not refunded for any reason.
- Companies, independent brokers and developers Independent brokers and compound managements are treated as companies in these terms and in the working model, and the relationship with them is governed by a single partner agreement. The available working model is Side by Side: all units are listed free, with no subscription. The platform earns the commission of the tenant it brought, and the company or broker earns the commission of the owner it brought, under its own arrangement with that owner. If the company or broker rents the unit to a tenant from its own clients and not from the platform's, the platform earns no commission. When adding each unit, the company or broker confirms that the owner has agreed to list it, on its sole responsibility. Contact details of companies and brokers are not shown on the platform; only the company's logo and name appear. The platform does not share its clients' data with them, and the platform's team deals with tenants directly. At viewings of their units, a platform representative accompanies the tenant, and a representative of the company or broker accompanies the owner. The price listed on the platform must equal the price agreed with the owner, and a lower price for the same unit may not be listed elsewhere. Company-to-company deal: if the tenant is with company (A) and the unit is listed by company (B), (B) earns the owner's commission, and (A) agrees with the tenant on a full month's commission: half for the platform on its terms and half for (A) under a written agreement between them. (A) must register the tenant on the platform before the viewing, and each party collects its share at signing. Developers and operating managements may list units they own as a direct client, or list units they manage on behalf of their owners under the Side by Side model.
- No bypassing the platform All users undertake not to make any direct contact or agreement outside the platform in order to avoid the commission due to it. Bypassing the platform means any party concluding a contract outside it with a party met through it during the protection period, taking any amount from one of its clients behind its back, or any act aimed at depriving it of its commission. Whoever bypasses the platform, whether owner, tenant, company or broker, must pay the platform's full commission on the deal, plus all litigation costs, legal fees and administrative costs needed to recover the platform's right; the account is closed permanently and added to the ban list. Failure to pay the commission due at signing results in a permanent ban from the platform. Ban decisions are made by the platform's management, and the user may appeal and prove otherwise with official documents.
- Listings and content rules Every listing is reviewed before publication within one working day. Units may be visited in person, units of companies and brokers are reviewed periodically and at random, and any listing that is not genuine is removed immediately. Photos must be clear, recent and of the unit itself; any listing that does not meet this is rejected. Photos may not show the street name, building number or entrance; no text or numbers may be placed on photos; and no phone numbers, emails or links may be included in the listing. A watermark with the platform's logo is placed on photos, and tools may be used to improve their quality without changing their content. Every 30 days from publication or from the last confirmation of availability, you receive a message asking you to confirm the unit's status; if you do not reply within 48 hours, the listing is suspended automatically until you confirm its availability.
- Prohibited uses Publishing fake or misleading listings, or units the user has no right to list. Impersonating a person or entity, or providing false data or documents. Copying the platform's content or data, or collecting it automatically by any means. Abusing the platform's representatives or any user, in word or deed, during a viewing or otherwise. Any use that breaks the law or harms the platform or its users. The platform may remove any infringing content and suspend or close the account.
- Ratings After the contract, each party rates the other party, the platform and the representative they dealt with, from 1 to 5 stars with an optional comment. An owner's ratings appear as stars (average and count) next to their name in their listings; ratings of companies and brokers appear on their page on the platform; and a tenant's ratings are shown only to the advertiser they requested a viewing from. The platform may remove any abusive or false rating. Ratings affect an account only in serious cases, by decision of the platform's management.
- Paid services The platform offers optional paid services, including cleaning, photography, maintenance (plumbing, electrical and painting) and preparing the unit for rent. Each service has its own quotation and work order setting out the scope, duration and price of the work; the price depends on the unit's size and location and the amount of work required. Services are carried out in the platform's name and under its supervision, by its team or its approved contractors, and all dealings and payments are with the platform alone. The payment and warranty terms of each service are those set out in its quotation and work order.
- Payment and invoicing All amounts are paid by bank transfer or InstaPay to the official account. No cash is accepted under any circumstances, and no platform representative may receive any amount in cash. Amounts up to EGP 70,000 are paid by InstaPay or bank transfer, and larger amounts by bank transfer; instant transfer from the bank's app is accepted. The commission is collected from each party at the moment the lease is signed, without deferral. A tax e-invoice including value added tax is issued after each payment is received.
- Liability The lister alone bears full responsibility for the accuracy of the data and photos shown for the unit. The platform is not a party to the lease, nor to any dispute of any kind between owner and tenant. The platform seeks to verify listings through the review process described above, without this being an absolute guarantee that replaces the user's own care. To the extent permitted by law, the platform's liability to any user shall in no case exceed what that user paid the platform for the transaction in question, less 40% representing taxes and operating and administrative costs. This limit does not apply in cases of fraud or gross negligence.
- Intellectual property AQ Rent is a trademark owned by Nile Axiom, and all elements of the platform, including design, logo, content and databases, are owned by it and may not be copied or used without written permission. Content uploaded by a user remains theirs, and the user grants the platform a free licence to use and display it to provide the service and market the unit, for as long as the unit is listed.
- Privacy and communication The platform handles personal data in accordance with the privacy policy published on the website, which forms part of these terms. By registering, you agree that the platform may contact you by calls, messages, WhatsApp and email about your requests and units. You can stop marketing messages at any time.
- Closing your account Users may ask to close their account at any time by contacting the platform. Closing an account does not cancel any obligations that existed before it, including commissions due and protection periods.
- Complaints Complaints and enquiries are received by email at info@aqar-rent.com or by phone at 01551572722, and the responsible officer replies to them and follows them up until they are closed.
- Force majeure The platform is not liable for any delay or interruption of its services caused by technical failures or circumstances beyond its control, such as disasters, general network failures or government decisions.
- General provisions The platform may amend these terms at any time and will notify users of material changes before they take effect; continued use of the platform after they take effect means acceptance of them. The "Questions and answers" page is for help and clarification only and is not binding; if it conflicts with these terms, these terms prevail. If any provision of these terms is held void or unenforceable, the remaining provisions stay in force. These terms are governed by the laws of the Arab Republic of Egypt, and the Egyptian courts alone have jurisdiction over any dispute arising from them.
