About the Platform

6 questions
What is AQAR Rent?

An online platform that focuses only on rentals. We connect owners and renters through reviewed listings, and a Rental Advisor goes with the renter to viewings and follows up with both sides until the lease is signed. We don't sell properties or list units for sale.

What types of units are available?

Residential, office, retail, and medical units (such as clinics, pharmacies, labs, and radiology centers), furnished or unfurnished, for long-term rent. Residential and medical leases are yearly.

Which areas do you cover?

At launch, we cover all areas of Cairo and Giza. Later on, we plan to cover all of Egypt, God willing.

Is there a minimum rent?

Yes. We don't list units with a monthly rent below EGP 10,000.

Do you work with old-rent contracts or key money?

No. We work under the new rent law only, and we don't deal with key money (khelou) in any form.

Does the platform own the listed units?

No. We are a specialized broker and marketer. Units belong to their owners or are listed by companies and brokers on their behalf. The platform is not a party to the lease.

Sign-Up and Your Account

5 questions
Do I need to sign up to browse units?

No. You can browse all units, with photos and details, without signing up. You only need an account to request a viewing, add a unit, or save a unit to your favorites.

How do I sign up?

Use your Google, Facebook, or email account. Then we verify your mobile number with a call from our team or a one-time code (OTP).

Is sign-up free?

Yes. Sign-up is free for everyone.

Is there an age requirement?

Yes. You must be at least 21 years old.

How do I close my account?

Contact us and we'll close it for you. Closing your account doesn't cancel anything you already owe, such as commissions that are due.

For Renters: Searching and Viewings

13 questions
How do I request a viewing?

On the unit page, click "Request a Viewing." A Rental Advisor will contact you to set the time and place so you can see the unit and all its details.

What do I need before my first viewing?

A photo of one ID: national ID card, driver's license, passport, university ID, or residence permit. Foreigners may be asked for more documents as required by law.

Who comes with me to the viewing?

An AQAR Rent Rental Advisor stays with you for the whole viewing. The owner, or a representative of the company listing the unit, will also be there.

Are viewings free?

Your first two visits are completely free, no matter how many units you see during them. The 3rd visit costs EGP 200, the 4th EGP 400, and the 5th EGP 600. After five visits, our management decides whether more viewings can continue.

Why is there a fee after the first two visits?

Serious renters rarely need more than two visits to decide. The fee protects the owners' time and our team's time, and makes sure every viewing counts.

Do I lose my viewing fees if I rent?

No. All viewing fees you paid are deducted from your commission when you sign the lease. If you don't rent, the fees are not refunded.

Does seeing the same unit again count as a new visit?

No. Seeing the same unit again is free.

How do I pay viewing fees?

In advance, before the appointment is confirmed, by InstaPay or bank transfer. Our representatives never accept cash.

What if I can't make it?

Let us know at least 24 hours before your appointment. A no-show without notice counts as a visit, and any fee you paid for it is not refunded.

What if the owner cancels the viewing?

If the owner cancels a paid viewing, we refund your fee within 24 hours, using the same payment method.

Can I contact the owner directly?

Contact details are not shared between the two sides before the lease is signed. All coordination goes through our team to protect everyone's privacy and keep things serious.

Are the units real?

Every listing is reviewed before it goes live, units are checked regularly, and any fake listing is removed right away. Still, we always recommend you check every detail yourself during the viewing.

Do owners accept singles, students, or foreigners?

Each owner chooses which types of renters they accept, and this is shown in the unit details.

For Renters: Leases and Commission

8 questions
How much is the platform's commission for renters?

Half a month of the actual monthly rent agreed in the lease, including 14% VAT. It is never less than the total viewing fees you paid.

When do I pay the commission?

When you sign the lease, by InstaPay or bank transfer. You'll receive an official e-invoice.

Do I pay commission again when I renew?

No. Commission is paid once per lease, whatever its length, and there's no commission when the same renter renews for the same unit.

Who writes the lease?

We offer a lease template, and both sides are free to use their own. An AQAR Rent representative attends the signing to confirm the deal.

Who negotiates the price and terms?

The owner and renter agree on the price and terms directly. The Rental Advisor helps bring both sides closer, but the final decision is theirs.

Does the platform hold the security deposit or down payment?

No. We and our representatives never hold any deposit, down payment, or rent. That is handled directly between the owner and the renter.

What happens if the lease is canceled after signing?

If the lease is canceled within 7 days of signing, only the harmed side can get back the commission they paid, minus 40% to cover taxes and operating costs. The side that caused the cancellation gets nothing back, and there are no refunds after 7 days.

What is the protection period?

When you view a unit through the platform, you agree to rent it only through the platform for 3 months from the viewing date. Renting it outside the platform during that time means paying the full commission plus all costs of recovering it, and your account will be closed.

For Owners

11 questions
Is listing my unit free?

Yes. Listing is free for owners, with no limit on the number of units.

How much is the platform's commission for owners?

If you list your unit yourself: half a month of the actual monthly rent, including VAT, paid only when a lease is actually signed. If you list through a company or broker, your commission depends on your agreement with them.

How do I add my unit?

Sign up, click "Add a Unit," fill in the unit details, and upload photos. Each unit is added from its owner's own account; our staff add units on someone's behalf only in special cases, with management approval.

Do I have to upload my ID and title deed?

They're not required when you add the unit, but we may ask for them at the viewing or when closing the deal. We accept preliminary sale contracts, and title deeds in the name of a first-degree relative along with a copy of their ID.

When will my unit go live?

After our team reviews it, within one business day at most. We may also visit the unit before publishing it.

What are the photo requirements?

Real, clear, recent photos of the unit itself, with no text or numbers on them, and without showing the street name, building number, or entrance. We add a watermark with our logo, and we may improve photo quality without changing what's in them.

Will visitors see my number or address?

No. The owner's number and the unit's exact address are never shown. The map shows the neighborhood only.

Do I have to attend viewings?

Yes, the owner needs to attend viewings of their units, and the Rental Advisor comes with the renter — unless the owner prefers to hand over the key and arrange viewings themselves.

Is marketing through the platform exclusive?

No, it's not exclusive. You can list your unit anywhere else. But you can't rent to a renter who viewed the unit through the platform except through us, for 3 months from the viewing date.

What do I do when my unit is rented?

Change the unit status to "Rented." If you rented it outside the platform, you need to send us a copy of the lease, and your account will be paused until you do.

Why do I get a monthly message about my unit?

To make sure the listing is still available. If you don't reply within 3 days, the listing is paused automatically until you update it.

Paid Services

2 questions
Do you offer services to get a unit ready for rent?

Yes, optional paid services: cleaning, photography, maintenance (plumbing, electrical, and painting), and rent-ready preparation.

How are these services priced?

Each service has its own quote and work order. The price depends on the unit's size, location, and the amount of work needed. The work is done under the platform's name and supervision, and you deal with and pay the platform only.

For Companies and Brokers

8 questions
How do companies and brokers list their units?

Through our Side by Side system: list all your units for free, with no subscription. Independent brokers and compound management offices are treated the same as companies.

How is the commission split under Side by Side?

The platform gets the commission from the renter it brought, and the company or broker gets the owner's commission based on their agreement with the owner. If the company rents the unit to one of its own clients, the platform gets no commission.

What documents do companies and brokers need to sign up?

Companies: commercial register, tax card, and the company owner's ID; we may also ask for the e-invoicing registration certificate. Independent brokers: national ID plus proof of past work, such as an invoice, a commission check, or a previous contract.

Are company contact details shown on the platform?

No, company contact details are not shown. Only the company's logo and name appear, and our team deals with renters directly.

What are the founding partner benefits?

For the first 20 companies: their logo on their units, featured placement during the launch phase and in the platform's paid ads, and a dedicated page showing all their units.

Can a company have more than one user?

Yes. Each company has a main account plus sub-accounts for its team.

What if our company has a renter for a unit listed by another company?

The company that listed the unit gets the owner's commission, and your company agrees with the renter on one full month's commission: half for the platform and half for your company. The renter must be registered on the platform before the viewing.

What are the main rules for companies?

You confirm, on your own responsibility, that the owner agreed to list each unit, and the listed price must be the price agreed with the owner, with no lower price offered anywhere else. Any attempt to go around the platform leads to permanent account closure and paying the full commission plus the costs of recovering it.

For Real Estate Developers

3 questions
How can a developer partner with the platform?

Through a partnership agreement that lets the project's buyers easily list their units for rent. The developer is featured in our "Success Partners" section with its name and logo.

Does the platform guarantee renting the project's units?

No. We market units for rent. We don't guarantee that any unit will be rented, or the rental period, rent amount, or any return.

How are the project's units listed?

Directly by the owners, from the developer's or operator's account for units they own, or through Side by Side for units they manage.

Payments, Privacy, and Security

4 questions
Can I pay in cash?

No. All payments are made by InstaPay or bank transfer to our official account, and no representative is allowed to accept cash. Amounts over EGP 70,000 must be paid by bank transfer.

Do you share my data with companies or others?

We never sell your data or share your contact details with companies or brokers. They only see what's needed to complete the viewing and the lease. For details, see our Privacy Policy.

Are calls recorded?

No. We don't record phone calls with users.

How do ratings work?

Owners and renters rate each other, and both rate the platform and the Rental Advisor, from 1 to 5 stars with an optional comment. Owner ratings are public; renter ratings are only visible to those dealing with them.
